When Should PIRs Be Carried Out?
West Country Electrical recommends that PIR inspections be carried out:
- Every five years for a home occupied by the owner.
- Every 12 months for a rented property.
- When a property is being prepared for letting or change of occupant.
What Happens During a PIR?
If any electrical equipment or circuits are overloaded.
Whether or not there are any potential shock or fire hazards.
If any electrical work is faulty or inadequate.
If there is a lack of bonding or earthing in any electrical work.
Following the inspection, our team will provide you with a report detailing any observed damages, dangerous conditions, or other non-compliance issues. If any of these are found, remedial action will be required to remove these potential risks.

Portable Appliance Testing & Inspections
What is PAT?
PAT refers to the systematic checking of appliances connected to the electricity supply via a plug and socket arrangement. It is essential in ensuring the electrical compliance of these appliances, and that they are safe to use. Like PIRs, PAT is carried out according to the regulations stipulated in BS 7671.
The frequency of PAT testing depends on a variety of factors, including:
- The installation types.
- The use and operation of the installations.
- The frequency of the installations.
- Any maintenance work previously carried out on the installations.
Our PAT Services
Your appliances will be tested individually and awarded a pass or fail status, as well as a unique ID number. Once we have completed your PAT, our team will provide you with a certificate detailing the appliances tested, their location, and the result of the test, as well as the location of the appliance and the result of the test. Where necessary, our team can also assist you in rectifying any issues identified during the inspection.
