Periodic Inspection Reports

Periodic Inspection Reports (PIR) is a test used to determine the condition of all electrical wiring, installations, and connections within your residential property. All electrical installations deteriorate over time and should be regularly tested and inspected to ensure they remain working safely and to prevent any risks resulting from electrical failures.

We can test and inspect all your electrical components to ensure they adhere to the current legislation and will provide you with a comprehensive report detailing the results of our inspections.

When Should PIRs Be Carried Out?

West Country Electrical recommends that PIR inspections be carried out:

  • Every five years for a home occupied by the owner.
  • Every 12 months for a rented property.
  • When a property is being prepared for letting or change of occupant.

What Happens During a PIR?

Our PIR inspections check the electrics of your property against BS 7671, the current UK standards for the safety of electrical installation. These inspections take all the unique features of your property into account and usually focus on determining following:

If any electrical equipment or circuits are overloaded.
Whether or not there are any potential shock or fire hazards.
If any electrical work is faulty or inadequate.
If there is a lack of bonding or earthing in any electrical work.

Following the inspection, our team will provide you with a report detailing any observed damages, dangerous conditions, or other non-compliance issues. If any of these are found, remedial action will be required to remove these potential risks.

Portable Appliance Testing & Inspections

We can also work with homeowners and landlords to carry out the required Portable Appliance Testing (PAT) to ensure your electrical systems and appliances are safe and working in the best possible condition. Once we have completed the PAT, we will provide you with a certificate detailing all the devices tested, their locations, as well as the results of the test.

What is PAT?

PAT refers to the systematic checking of appliances connected to the electricity supply via a plug and socket arrangement. It is essential in ensuring the electrical compliance of these appliances, and that they are safe to use. Like PIRs, PAT is carried out according to the regulations stipulated in BS 7671.

The frequency of PAT testing depends on a variety of factors, including:

Our PAT Services
